A: Go to yahoo finance, enter the name of the REIT. There is a wealth of information, including SEC filings

Q: Would you invest in Equities/REITS, or Blue Chip stocks if you wanted to see huge profits?
Which one gives better return for your buck?

A: Right now, you want to be in Blue Chips instead of REITS because REITS are dependent on the real estate market. Real estate prices are exploded to "bubble" levels. Eventually, the bubble will pop and the stock prices of REITS will fall.

Q: I am an Indian NRI and would like to invest in fully repatriable Indian REITS. Can someone please let me know?

A: as far as i know there is no such thing at fully repatriablle REITS in India.

Q: How to evaluate REITs?
What indicators do you look for? Are there any warning signs or red flags? What is a realistic yield?

A: Are they paying out more than they are earning? most do. It is called return of capital. Are there earnings dropping two years in a row? not a good sign. Are they highly leveraged (lots of debt)

Q: Are REITS a good way of investing? What are the Pros and Cons of investing in reits?

A: As one of the previous responders mentioned, they are just like other type investments are far as the risks and rewards go. They do have one notable CON. The dividends are taxed at the full tax rate rather than the preferential rate of normal dividends. Historically they as a group have been good investments. Like all other investments there are some good ones and some not so good ones. Another very slight con is that there are many different flavors of REITs, so you have to do considerable home work in order to pick good ones. There are index funds that invests in a variety of REITs. VNQ is one.

Q: Why do Filipinos think REITs are nasty?
I'm a white American, and I don't know what the big fuss is. Why are Filipinos offended by a tax designation for corporations that invest in real estate? Someone please help me!

A: Real Estate Investment Trusts (REITs) are an efficient way for many investors to invest in commercial and residential real estate businesses. it combines the best features of real estate and stocks. sure would look good on one's investment portfolio. i'm not aware, however, that filipinos are offended by REITs. i don't see any reason why.

Q: I have two REITs that have done very bad (IMH, FBR). I need to sell one to offset gains. How to decide which?


A: Frankly, I wouldn't want to own either one. There are much better companies that you can put your money into. However, if you only want to choose one to sell, I'd pick IMH. It's now a penny stock and has been notified by the New York Stock Exchange that it no longer meets their listing requirements. If it is delisted, it will probably end up on the "Pink Sheets" where it could be a lot tougher to sell.

Q: Is it wise to start investing in REITs now?


A: Long Term, yes. Short Term, no. With the current economic mess, there is still a glut in property. Although it started as a residential property mess, as companies cut back, commercial property will probably be hit next. However, with market valuations dropping, this would be a better time to get into the market. The upswing will depend on whether people will be willing to purchase houses as much as they did before the crisis. Because people have been burnt in real estate, they may not want to purchase more than they need. If you are looking for pricing levels before the market meltdown, you may have to hold onto those REITs for quite a while.

Q: Can anyone recommend a great financial advisor, who can help me purchase stocks, REITS, etc.?
I'm a young...beginner investor. I need someone who I can personally talk to...not just online.

A: You have to read, read, read. Look at the mutual funds run by Fidelity, Vanguard, etc. etc. see what they have done in the past. Fid made 34% last year. Do you think you can beat that on your own?? Beginners should realy look at mutual funds with NO LOADS>

A: Yes.

Q: is it time to get back into REITS?
Have the REITs bottomed out? are they on the way up yet?

A: There are some that are better than others. Focus on those that focus on commercial real estate as opposed to the housing market. Look for the ability to sustain the dividend they pay and the number of years they have been in business. The longer they have been doing this the better, in my opinion.

A: Haven't you heard real estate is dropping. And it will continue to drop as all of these Adjustable Rate Mortgages begin to come off of their initial period and have to be refinanced. A: Yes they are excellent investments.
